How do I schedule a showing?
All of our available properties are self-showing through our technology partner, RentEngine. To get started, click the link below to view our current listings and upcoming homes.
For any property listed as “Available: Immediately,” you’ll be able to schedule a tour directly online. Simply select the home you’re interested in and click the “Schedule Viewing” button to complete the required showing pre-screening and choose a showing date and time that works best for you. How do I apply?
We only accept online applications. To apply, go to the "FOR RENT" tab and click “Apply Now”. If you have questions regarding the application process and/or your application, email megan@crmproperties.net -
How much is the application fee?
The application fee is $60 per adult applying. The application fee must be paid before we start processing your application. The application fee is non-refundable. -
Is the application fee refundable?
In order to evaluate the various applications, it is necessary for us to expend time and cost in credit reports, criminal reports, and other administrative costs. Hence, our policy that the application fee is NON-refundable. If your application is approvable, but not the approved one for the property for which you are applying, or if another approved application pays the holding fee first, then you can use your application to apply for another property that we have available without paying another application fee for up to 60 days. Under no circumstances will the application fee be refunded. -
If multiple people are applying do we all have to pay the application fee?
Yes, and all adults over 18 must complete an application and pay the application fee. -
How long does the application process take?
It generally takes us 3-4 business days to process an application once we have received the required documentation from the applicant. This process can be delayed if we are unable to reach your references to verify information. It is highly recommended that you contact your current landlord and work supervisor to let them know we will be reaching out to them. -
What would cause an automatic denied application?
If we find unpaid balances due to landlords, insufficient income, poor credit report/debt to income ratio, unsatisfactory references, recent or non-discharged bankruptcies, or unqualified pets. Felonies for illegal manufacture or distribution of a controlled substance within the past 5 years. Any felonies considered violent by the court/state laws or felonies for intentional damage/destruction of property within the past 5 years. Any sexually related offense for any time period. (We check databases for all applicants 18 and older.) Agent will/can decline an application who, in the course of the process, exhibits behavior that is evasive, abusive, harassing, or combative toward Agent or whose behavior gives Agent cause to believe that Applicant cannot or will not comply with the proffered rental agreement or follow the expected rules of residency. This includes email, text, phone calls and in-person communication. -
What if there are multiple applications on the same property?
We process all applications received on a first approved first served basis. If we receive multiple applications on the same property, we will process all applications received, and the first application approved will have 24 hours to deliver a holding fee. If it is not received within 24 hours, the next approved applicant will be notified and may place the holding fee. -
How long is my application good for?
Once approved your application is good for 60 days and may be used on any property within your approved rent amount. -
What does it mean to get a pre-approved?
If you don’t have a specific property in mind but know what kind of property you want then getting preapproved is a great option. You submit an application, tell us what type of property you are looking for and what features you want. We then give you first access to properties not on the market and pending move outs. It gives you a better selection of properties to choose from. -
Do I have to pay the entire deposit before moving in?
Deposits are required to be paid before receiving keys on all properties and start at a minimum amount equal to the rent amount. You do have the option to opt into our Security Deposit Alternative Program. For more information on that, please click here. -
How will you notify if I am approved?
We will notify you through email of the application outcome. If you are approved, you will have 24 hours to secure the property by paying the holding fee (equal to monthly rent amount) and signing the holding fee agreement. Failure to do so will result in you losing your place in line. The holding fee is non-refundable and non-transferable but does get applied toward your total move in costs. -
What happens after I secure the property with a holding fee?
When providing the holding fee, you will choose a lease start date anywhere from 3-7 days after that date to complete the process and pick up keys. For most properties, this process includes switching all utility accounts to your name, registering with our resident portal software's, paying the remaining move-in funds, and e-signing all lease documents. -
What options do I have if I don’t make enough money?
You can use a co-signer or pay the full lease term up front. -
Can I use a co-signer?
Yes. If you do not qualify due to no rental history or income a co-signer may be used to approve your application. The co-signer will need to complete the application, pay the application fee, meet the rental requirements, and sign the lease agreement. -
Do you accept pets?
Most of our properties accept pets. There is a limit on the number of pets per property and the age of dogs. All dogs and cats must be up to date on vaccinations. Multi-unit buildings and apartments have a pet weight limit of 40 pounds. You must complete a separate pet application while applying for a property

Do you accept pit bulls?
In most cases, yes. We recommend reaching out to confirm if the property you are interested in accepts this breed. -
How long is the lease?
Most lease agreements are one year. -
Do you do short term leases?
Short term leases may be available with an increase in the monthly rent amount. -
Are we allowed to smoke and/or vape in the property?
There is no smoking or vaping permitted inside any of our homes, garages or outbuildings. Smoking and vaping are permitted outside only.

What do you look for in a background check?
Criminal history can also result in denial. This includes felonies within the past five years involving illegal manufacture or distribution of controlled substances, maintaining a common nuisance, violent offenses (including those toward animals), intentional damage/destruction of property or sexually related offenses. Any registered offenses, regardless of when it occurred, are also grounds for denial. Criminal background checks are conducted on all applicants 18 years and older.

Do you check my previous rental history?
We must get a positive reference from your previous landlord. If we cannot get a reference, you may be required to pay an additional deposit or monthly fee.
We will verify that the person you list as landlord is in fact the owner of the property you rented.

If I have a previous eviction and/or foreclosure, will that impact getting approved?
Any eviction or foreclosure within the last 12 months will result in an automatic denial of the application. For evictions/foreclosures within the last 1 to 5 years, applications may still be considered; however, approval will require a 4% monthly Risk Mitigation fee (increases the monthly base rent by listed percentage) as well as a double security deposit. -
Do you verify my job and income?
We will verify with your current employer that you are currently employed and what your salary or hourly pay is. We also require the last 60 days of pay stubs. -
Do you do a credit check?
We do a credit check on all applicants. Applicants with strong credit, income, and references will be approved at the security deposit amount listed in the property’s advertisement. Applicants with less-than-perfect credit may still be approved with additional conditions required. This may include a Risk Mitigation Admin Fee (increasing the advertised base rent by 3% or 4%, depending on the credit report) and/or a higher security deposit. We have a minimum credit score requirement of 551. Scores of 550 or below and/or the lack of verifiable credit (EX: no score/frozen credit) will result in a denial.
