What do you charge?
We charge 10%-11% depending on what pricing plan you choose.
When do I get paid?
We pay owners at the same time each month. We collect rent on the 1st and disburse to owners the following month. We disburse through ACH. Owner statements are available through the owner portal each month no later than the 15th for the previous month.
How much is the damage deposit?
The damage deposit is equal to one month’s rent.
How long will it take to get my property rented?
Numerous factors impact renting a property-location, number of bedrooms, size, location, time of year and quality of the property. We market all properties the same. Most homes rent in less than 30 days. It’s not uncommon for quality properties to rent much faster.
How do you market my property?
We have spent a great deal of time and money marketing CRM Properties. We have a great central location with a large sign, constant newspaper and phone book ads and a state of the art website. We also maintain a Facebook page that generates great leads. This has led to us being the most recognized management company in our area. We aggressively market online including Craigslist, Facebook, Zillow, Trulia, Rentbits and more. We also place ads in local newspapers, place a sign at the property and market to local real estate agents through the multiple listing service(MLS). When prospective tenants are looking for a home, the first thing they do is call us.
What is your approval process for tenants?
Every single tenant goes through the same approval process. All tenants must meet a specific amount of income for each property. We verify this with copies of paystubs and verification from employers. We do an extensive background check. We use Doxpop to check for any court records on prospective tenants. We also do extensive rental history verification. We don’t just take the tenant’s word for it. We look up tenant’s previous addresses and track done the owners for feedback on what type of tenant they were.
What is the tenant deposit and length of lease?
Tenants must deliver a damage deposit equal to one month’s rent. We sign minimum 1 year leases. We typically do not allow lease to expire between November and February. We have found these months more difficult to find tenants and cost to heat vacant units are higher. If we sign a lease during these months we typically sign 15 month leases.
Do you accept pets?
It is the owner’s decision to accept pets or not. We have found most prospective tenants have pets. If you do not accept pets, the process of finding a qualified tenant will take longer. We charge tenants an additional $25 per month and an additional $150 deposit for any pets. We also have breed and size restrictions, limitations on the number of pets and we require a copy of shot records.
What is the eviction process?
Unfortunately sometimes we must file an eviction. All rents are due on the first of the month. If a tenant fails to pay by the 15th we file the eviction. We do not make rent payment arrangements! The typical eviction takes about 3 weeks from beginning to end. We handle filing, attending the verification for immediate possession (VCIP) hearing, damages hearing and status hearing. To date we have never lost a hearing we have attended. We are very diligent in assigning wage garnishments whenever possible to recover owner money.

What is your screening process?
We verify income with copies of pay stubs and verification from your employer. We check court records for any judgments and criminal activity. We also contact your previous landlords directly for a referral. We will verify that the person we call is actually your landlord.
Are pets allowed?
Most homes allow pets. We do have breed and size restrictions. We limit the number of allowed pets and you must provide proof of vaccinations on all pets. We charge an additional $25 per month and $150 additional deposit.
How much is the damage deposit?
The damage deposit is equal to one month’s rent. An additional $150 is required for all pets.
How long of a lease must I sign?
Our leases are typically one year. During winter months we structure our leases to expire during the spring.
How do I pay my rent?
You can pay rent in person with a personal check, cashier’s check or money order. You may set up an e-payment or direct deposit. You may also mail your rent or use our dropbox.
What happens if I can’t pay my rent on time?
We do not make arrangements on rent. Rent is due on the 1st of each month. Late fees start on the 5th. If we do not receive rent by the 15th we file an eviction. You may stop the eviction if you pay rent in full prior to the eviction date.
How are utilities handled?
Utilities are typically the tenant’s responsibility. Utilities must be transferred into the tenants name prior to signing the lease. If the tenant is responsible for the sanitation bill and fails to pay it, we reserve the right to increase the monthly rent and include sanitation in the rent.
What do I do if I have a maintenance request?
Refer to your tenant handbook and determine if you are responsible for the repair or if you can remedy the issue. If you cannot remedy the repair, you may log into your tenant portal and email the request to our office. You may also call and connect directly to our maintenance department. We will review the request and contact you as quickly as possible.
